Renaissance|Farragut (R|F) is a 29 acre campus style development located on Kingston Pike in Farragut, Tennessee (suburb of Knoxville) that will ultimately consist of 200,000 +/- square feet of office and retail space that is for sale or lease. The development has over a 1/4 mile of road frontage and therefore it is one of the most visible commercial locations in the area. All of our office and retail clients are carefully approved to maintain the reputation and character of R|F . Renaissance |Farragut is regarded as "upscale", while promoting a family-friendly environment with a mixture of boutique retailers, service providers, professional offices, and restaurants. The local demographics exhibit some amazing findings. The average household income in a one mile radius of R|F is over $130,000/year! Within a three mile radius, the average household income is over $105,000/yr. There are 7,728 households in this same three mile radius with a total population of 20,316. From 1990 to 2004, the local households within one mile grew from 592 to 1178. The projections in both population and income for the next decade are even more impressive (I have a detailed demographic report; let me know if there is other data you would like). The R|F architecture is nostalgic of a 19th century downtown while still utilizing the features of post-modern design. The existing blue line stream is preserved and will remain as open space for the owners, tenants, clients, and customers to enjoy. R|F will host a “park like” setting for people to work, dine, and shop near where they live. Our research shows that a great number of people who live in the Farragut area are forced to commute outside of the Town of Farragut for these amenities. Therefore, R|F is an attractive and convenient alternative to those people wishing to work, shop, & dine closer to home. The location also makes giving directions to new and prospective clientele very easy, as all R|F has Kingston Pike addresses . Additionally, a greater attraction for some is that one can purchase space in R|F. We currently have spaces for sale ranging from 960 s.f. to over 18,000 s.f.. With interest rates near record lows, this is a very economical option for people wishing to find an alternative to a traditional lease and at the same time build equity in their property. The purchase option is a great way for a small business to hedge against the ever rising cost to lease. The project is one of the largest commercial projects within the Farragut limits to date.
